Which room first
If a room shows signs of leaking, it comes first. Otherwise, start with the room with the morning queue. In most two-storey Hills homes that is the upstairs family bathroom or the master ensuite. See ensuite renovations.
Timing
Around three to four weeks on site for a main bathroom, less for an ensuite or powder room. Most of the waiting happens before work starts, while selections are chosen and ordered. The stages are on how we renovate.
Staying at home
Most families do, as long as there is another shower. Demolition days are noisy, and the stairs are protected while trades are coming and going.
Upstairs leaks
A stain on the ceiling under a bathroom is a sign the membrane or shower seals have failed. Re-grouting rarely fixes it for long. See waterproofing and tiling.
Strata
Townhouses and apartments generally need owners corporation approval for bathroom work affecting waterproofing or plumbing. Lodge early.
Accessibility
Level-entry showers, wall reinforcement and slip-resistant floors are simplest to add during a renovation. See accessible bathrooms.
Deposits and contracts
The maximum deposit in NSW is 10 per cent. For work over $20,000 there should be a written contract, and home building compensation cover must be in place before a deposit is requested.

Questions people ask before they commit
What does a bathroom renovation cost in the Hills District?
As a 2026 guide: powder room $9,000–$16,000, ensuite $19,000–$31,000, main bathroom $25,000–$39,000, and larger or premium main bathrooms $39,000–$58,000.
How long does it take?
About three to four weeks on site for a main bathroom once selections are ordered.
Do we need council approval?
Usually not for an internal renovation that does not change the structure. Structural changes, additions and heritage items can need approval from The Hills Shire, Hornsby Shire or the City of Parramatta, depending on your address.
Is asbestos a risk?
In homes built or renovated before about 1990, it can be. A sample is tested before demolition and removal is done by a licensed asbestos removalist.
What deposit is allowed?
