Built for big households, now due for an upgrade

Castle Hill, Baulkham Hills, Cherrybrook and West Pennant Hills filled up with double-storey brick homes through the 1980s and 1990s. Out towards Glenhaven and Dural the blocks get bigger and the houses sit on acreage. Different streets, same story inside: bathrooms that were fitted out thirty-odd years ago for a young family, and now serve teenagers, adult children still living at home, and sometimes a grandparent as well.

Those rooms have not usually failed. They have simply stopped suiting the people using them. Cream and peach wall tiles, a corner bath that takes an age to fill, a shower hob you step over, a vanity with two doors and no drawers, and a single light over the mirror.

Three wet areas, one budget

Most houses here have an upstairs main bathroom, a master ensuite and a downstairs toilet or powder room. Doing all three at once is rarely practical and rarely necessary. We usually suggest ranking them:

  1. The room with a problem — a leak stain on the ceiling below, drummy tiles or a failing shower base comes first, whatever it looks like.
  2. The room with the queue — the one everyone needs between 6:30 and 8:00am.
  3. The room guests see — the powder room, which is a small job with a noticeable result.

Upstairs bathrooms need extra care

In a two-storey home the main bathroom and ensuite usually sit over the family room or kitchen. Water that gets past a tired membrane ends up in the ceiling downstairs. What does a bathroom renovation cost in Castle Hill?

As a 2026 guide, an upstairs main bathroom taken back to the frame generally sits between $25,000 and $39,000, a master ensuite $19,000 to $31,000 and a downstairs powder room $9,000 to $16,000. Asbestos removal in pre-1990 homes, moving fixtures and premium tiles push those figures up.

Which bathroom should we renovate first?

The one your household queues for. In most two-storey Hills homes that is the upstairs family bathroom shared by the kids, or the ensuite if two adults leave for work at the same time. The powder room is the cheapest win but rarely the most useful.

Our house was built in the 1980s. Is asbestos likely?

Can we stay in the house while the bathroom is done?

Nearly always, because most Hills homes have a second shower. Expect noise on demolition days and trades through the house for three to four weeks on a main bathroom.
